Southern California’s real estate market remained geared towards buyer's in the month of June despite relatively strong demand from investors and others paying cash for homes. Real estate prices had trended up slightly over the last couple of month, but many potential home buyers appear to still be on the sidelines and may still be waiting for a bottom in prices or a relaxing of the mortgage guidelines to allow more people to qualify for homes.  As such, we have seen a weakening in pricing over the last few weeks as inventory appears to be climbing.

As of July 17, 2011, the median price for single family detached real estate in Carlsbad was $699,000; another slight down tick from a week ago.  The seven day median real estate price average has been

As of July 19th, 2011, 7 new Queen Anne homes hit the market last week, with an average list price of $608,400.  There are currently 94 homes for sale in Queen Anne, at an average selling price of $1,151,028 and average days on market of 126.  Homes priced between $600,000 and $800,000 have an average days on market of 113, which is being elevated by a couple homes with a significant number of days on market.  In addition, there are currently 11 bank owned properties and 38 short sales, primarily at the the lower price points.

As of July 18, 2011, there are 242 active homes in Sammamish between $400K and $1 Million.  These homes haave an average price of $616,901, and an average days on market of 111.  There are currently 16 shorts sales in Sammamish at an average price of $618,950 and 189 days on market, while there are only 7 bank owned homes at an average of $492,029 and 110 days on market.

Next, lets take a look at the pending homes in Sammamish.  There are three classifications on pending, the first being "pending inspection".  There are currently 30 homes at pending inspection at an average of $646,902 and 84 days on market.  These are homes that now have a contract and the buyers are in the process of having the home inspected.  Next there are 8 homes as "pending

As of July 15th, 2011, there are currently 429 active residential homes for sale in the city of Bellevue.  Of the 429 active listings, 19 are bank owned homes, with an average price of $563,779 and 118 days on market, and 35 are shorts sales, with an average price of $676,654 and 153 days on market.  It would appear based on this that buyers are not as drawn to short sales as prices don't appear to be as attractive as they once were. 

Between $500K and $1 Million, there are currently 177 Bellevue homes for sale; not including any short sale or bank owned homes.  This current block of Bellevue real estate has an average price of $714,949, and an average days on market of 112.  Bellevue homes that are currently in pending inspection have an average price
