The Carlsbad condo/townhome market remains geared towards buyer's. In the Month of June, 48 condo/townhome listings were added to the market and 3 are currently pending with no solds month to date.  Prices have trended sideways to down over the last couple of month. Many potential home buyers appear to still be on the sidelines and may still be waiting for a bottom in prices or a relaxing of the mortgage guidelines to allow more people to qualify for homes.

As of June 19th, the median price in Carlsbad for a Condo/Townhome attached home for sale was $347,000. With plenty of homes in San Marcos to choose from and in combination with historically low interest rates, this real estate area is currently a strong home buyers’ market. For the month of May, the median sales price for homes for sale in San Marcos was $310,000. This represents a 2% decline compared to the prior quarter and a decrease of 6.1% compared to the prior year. These figures indicate a continued weakness in the San Marcos real estate market. Experts are attributing the drop in sales and prices to the continued week job market and the abundance of REO’s flooding the market.  In response, buyers are on the side lines waiting for more stability overall.
